Sobu Homeowners,

    The Atlanta Public schools are looking for parcels of land that are about 20 acres in size, and Sobu Flats sits on 2.83 acres. We have had meetings with the City of Atlanta to see if the SOBU Flats property would be a fit, and the answer is No. The city of Atlanta is looking at using part of the Bobby Jones Golf course, and property next to it to build the new High School.

    Ben Carter continues to get press on the Streets of Buckhead project, and we  look forward to the resumption of building in the near future.  Here are a few links to recent articles written about Buckhead  / Real Estate.

It looks like we are all going to be in this together for a while, so I say lets put the deal behind us and move on. We will eventually have a deal come through; however, the time-frame for that remains a mystery as does the RE market.

Note: The ONLY way this will happen by November 3, 2010 is if Cartel Properties closes on the property and waits out the downturn. This does make somewhat logical sense given we are fully assembled.

For now, we need to get the building back to where it needs to be…

AND GET OUT ALL THE ILLEGAL RENTERS!!!!!!!!!!

I agree that putting this deal behind and moving on is a good idea. As for the illegal renters it shouldn’t be a problem, the problem is the owners are not screening the tenents and letting anybody with a deposit move in. Many owners are deperate for money and need to rent to stay afloat and that is fine, just don’t let crazy people move in who destroy our property.

This deal will happen! We are going to sell Sobu by November. If we do not close by November, we will sign an extension (but this will not be necessary). We will close this deal! In the meantime, the above bloggers are right we should keep the building in tip top shape. Individual homeowners should make any long awaited modifications to their property that they require to be comfortable. These modifications might include: new carpet, paint and small decorative updates. These changes do not require a lot of money and can make you feel that your life is not on hold as a result of the upcoming sale of Sobu. Also, you will not feel that you are investing in a property from which you may not realize a gain on your investment.
Personally, I am not nor have I been on hold during the last 3 years. I moved on the day after I signed the contract. I have continued to live my life as I did before the creation of the assemblage. And you should too! Now live it up! Alternatively, you could move to a new place and let this place go to the bank! This is how it is done in these extraordinary times!

The need to get back to a proper percentage of renters to owners is important with that said I can understand the immediate need for even a small amount of money to cover the bills in the short term that may alleviate some of the pain but the long term effects of having poor renters is very costly please think about what effect renting to just anybody has on your unit and the communal living areas. It is a small amount of up front work to insure the proper people will rent your place it will save you money and hardship in the end lets try to keep our heads and protect our investments

You guys are dreaming if you think the building will sale anytime soon. The property has been poorly maintained, the renters don’t clean up after themselves or adhere to the ruless and regulations of the Homeowners Association and park in other’s reserved spaces, systems are broken or in disrepair, the landscaping is dead or dying, the interior space smells, etc. You should all move and let the property go back to the mortgage companies.
